DanLends, Team of Cornerstone First Mortgage, is Daniel Molinari's education-first mortgage and commercial lending practice. Before he talks about a loan, Daniel makes sure you understand what you can afford, how the process works, and why your loan is set up the way it is. He usually explains it with a story you'll remember.

Start here · Find your mortgage path
Every good mortgage conversation starts in the same place: where you are today. Pick the line that sounds like you, and you'll see the questions Daniel will walk through with you first.
First home
Most first-time buyers start on a listing site, scroll houses they've never priced out, and hope it works out. Daniel turns that around. You find out what you can comfortably afford first, then you shop inside that number.
What Daniel will ask first
Down payment requirements vary by program. Low down payment options may be available for eligible borrowers.
Mortgage pre-approval, explained
People use "pre-approved" for everything. Lenders don't. Knowing which letter you're holding tells you how far along you are.

A pre-qualification is an estimate based on information you provide. It is not a loan approval or a commitment to lend. Eligibility depends on borrower, property, and program requirements.
How the mortgage process works
You get the right explanation when you need it, not a pile of sales follow-ups. Daniel's process follows where you actually are.
Get pre-qualified, then pre-approved, and learn the difference.
Rent and a mortgage payment aren't apples to apples. See everything a payment can include before you shop.
Appraisal, conditions, repeat paperwork requests. All normal, and all explained before they happen.
The loan is done. The relationship isn't. Learn what your home can do for you next.
Stage two, explained
Renters pay for most of these too. Rent usually covers your landlord's mortgage, taxes and insurance. The difference is who owns what's being built.
When you rent, the principal builds your landlord's equity. When you own, it builds yours, and one day you could choose to rent the home out and be the landlord.
What about HOA dues? They aren't part of your mortgage payment. You pay them to your association, but lenders count them when figuring what you can afford.
Monthly payments vary based on loan amount, rate, taxes, insurance, and other factors. Estimate a payment with the calculator, then let Daniel show you real numbers for your scenario.
The part of your payment that pays down your loan balance. Every principal payment builds equity, the share of the home you own.
If you rent: Your rent helps pay down your landlord's loan, so that equity is theirs.
What the lender charges to lend you the money, based on your rate and your remaining balance. Early in the loan, more of each payment goes to interest.
If you rent: Your landlord's interest cost is built into your rent.
Set by your town or county. Lenders usually collect them monthly into an escrow account and pay the bill for you.
If you rent: You pay them too. They're part of what your rent covers.
Protects the home itself, and lenders require it. It's often paid through escrow along with your taxes.
If you rent: Your landlord's policy is built into your rent. Renters insurance only covers your belongings.
Required on some loans, often when the down payment is smaller. It protects the lender, and on some loans it may be removed later.
If you rent: Renters don't pay this one, but it's often what makes a smaller down payment possible.
Mortgage lessons from the table
These are the conversations he has every week, written down. Each one clears up a common misconception and ends with something you can use.
"Would you buy a house with interest rates like these?" Daniel asks it, lets you answer no, and then explains the other side. When you buy, the price is set for good. On a fixed-rate loan, your rate is locked too, and if rates fall later and you qualify, refinancing may be an option.
That depends on market conditions, your eligibility and the costs involved, and refinancing can increase total finance charges over the life of the loan. The point is that the rate is one input, while the price is permanent. Judge the house on what you can afford today.
The takeawayDon't let a headline decide for you. Look at the whole decision.
A low advertised rate often has points paid behind it, which is money paid upfront to buy the rate down. The APR and the assumptions in the fine print tell you more than the big number does.
The takeawayAlways ask: what's the APR, and were points paid to get it?
People assume the cash it takes to buy is whatever they have saved. Down payment, closing costs and reserves are separate pieces, and the requirements vary by program. Some buyers need less than they think, and some need more.
The takeawayFind out your real cash-to-close before you decide you're not ready.
A good salary can still fall short if monthly debts take up too much of it. Lenders call this the back-end debt-to-income ratio. Sometimes the best first move is paying down a balance, not saving a bigger down payment.
The takeaway"Not yet" usually comes with a plan. Ask for the plan.
Buyers often say "no, no, no" to a house that needs work. Daniel has renovated houses himself, and that house is often the better long-term buy. The right renovation loan can finance the purchase and the improvements together.
The takeawayPrice the work before you rule out the house.
Daniel taught his daughter to buy early, then keep setting aside what she used to pay in rent every month for two years. When the roof or the boiler eventually needs replacing, the money is already there.
The takeawayThe closing is the start. Plan for the money underneath the house.
Once your file is in, the processor may ask for more paperwork, sometimes twice. That's routine. What can actually hurt a file mid-process is new credit card balances, a new car, or cash showing up in your account without an explanation.
The takeawayCall before you buy anything big. Answer document requests fast.
Most of these lessons started as one person's question. Ask yours, and Daniel's team will set up a call or Zoom so he can walk you through it in plain English.
How Daniel approaches every mortgage
He teaches first. The loan comes later, once you understand your own situation.
“If you educate people, the business will come by itself.”
If the honest answer is "don't refinance" or "not yet," that's the answer you get, along with the plan to change it.
“You're going to get the rate you deserve based on your specific information.”
Past clients still call him about their kids' first homes, a buyout, or a contractor question. He picks up.
“I will always be here to help you.”
Residential mortgage lending
Cornerstone First Mortgage is a mortgage bank that underwrites and funds in-house and partners with other banks and investors. That gives Daniel a wide shelf of programs. His job is to match the program to your real situation, not to whichever box is easiest to fill.

Fixed-rate and adjustable-rate loans that follow Fannie Mae and Freddie Mac guidelines. The most common path for buyers with steady, documented income.
Purchase · Refinance
Government-insured loans with flexible guidelines that can fit buyers still building savings or credit. Cornerstone is an FHA-approved lender.

Purchase
Down payment assistance may be available for eligible borrowers. Some programs require repayment or have income limits or occupancy requirements.
Homeowners
A refinance may help some borrowers lower their monthly payment, access equity, or adjust loan terms. Daniel will also tell you when it doesn't make sense.
Self-employed · Investors
Bank statement, asset depletion, DSCR, non-warrantable condo, ITIN and foreign national programs. Alternative documentation options may be available, subject to program requirements.
Don't see your situation here? Daniel will review the other options that may fit your needs.
Not affiliated with or acting on behalf of HUD/FHA, VA, USDA, or the federal government. Program availability and eligibility requirements apply. VA loans are made by private lenders and guaranteed by the Department of Veterans Affairs.
Refinancing may increase total finance charges over the life of the loan. Savings are not guaranteed. Program eligibility depends on borrower, property, income, credit, and investor guidelines.
Commercial lending
Business owners and investors need the same thing first-time buyers do: someone who explains how the deal is structured before anyone signs. Daniel brings that same approach to commercial and business-purpose real estate.
Why an operator's view matters
Before lending, Daniel ran businesses and managed operations across North America. He has GC'd his own builds and worked out project phases with subcontractors. He looks at a commercial deal the way an owner does: cash flow, timing, and what happens if the plan slips.
Apartment buildings and larger rental properties, financed on how the property performs.
Storefront below, apartments above. Daniel helps you understand how the commercial and residential parts are underwritten.
Buy the building your business operates from, instead of paying rent to someone else's asset.
Financing that looks at a property's rental income. DSCR and non-QM options are subject to program requirements.
For projects that need funding in phases, or a short-term loan until longer-term financing is in place.
For qualifying small businesses, through Cornerstone's network of bank and investor partners.
Commercial and business-purpose financing options may be available through Cornerstone First Mortgage, LLC and its lending partners. Availability, terms, and eligibility vary by property, borrower, program, and state, and all loans are subject to underwriting approval.
